Polly Ann Ice Cream is expanding from Outer Sunset to Financial District with a three-month pop-up lease in former Bar Chica space. Known for 48-50 rotating globally inspired flavors including durian, taro, Thai tea, and brigadeiro. Supported by Vacant to Vibrant program.
For the Love of Matcha
Matcha cafe transitioning from pop-up operations at farmers markets to permanent brick-and-mortar location. Uses ceremonial-grade matcha from Yame, Japan. Pastries also planned but menu not yet announced.
Loveski Deli
Third location of Loveski Deli from Michelin three-star chef Christopher Kostow, featuring bagels, coffee, smoothies, and lunch options. Will have more coffee component than other locations and table seating inside and on sidewalk.
Hideaway Cottages Resort
Century-old resort being renovated and expanded from 20 to 36 guest rooms. Will include boutique hotel with check-in lobby, meeting space, small spa, food preparation area, and new pool/spa. Planning Commission approved the project.

New pizzeria from the family behind Adamo’s Kitchen, featuring traditional Italian pizzas with 48-hour matured dough baked at high temperatures. Located at the corner of 12th and D Streets in Alkali Flats neighborhood.

Fast-casual offshoot of Original Mels Diner planned for former Subway space. Walk-up, to-go focused restaurant in 1,250-square-foot building with possible outdoor seating. Plans to be submitted by end of January 2026.
Mendocino Farms
California-based fast-casual restaurant specializing in gourmet sandwiches, seasonal salads, soups, and bowls with farm-to-table philosophy. Will occupy 2,700-square-foot space at The Village shopping center. Company representative said official opening timeline is forthcoming.
