Hawaiian-inspired coffee chain expanding with new location in Newbury Park. 2,800-square-foot location will offer espresso drinks, energy drinks, baked goods, smoothies, cold brew, and açaí bowls. Owner says opening planned for March or April 2026.
Intelligentsia Coffee
Chicago-based Intelligentsia Coffee is opening its first drive-thru location in Santa Monica at a former Weinerschnitzel spot. Will feature walk-up window, drive-thru, and patio seating for 40+ people. No indoor seating planned.
White Wolf
White Wolf is a rustic Italian restaurant celebrating Tampa’s Italian heritage with handmade pastas, regional Italian dishes, and Italian-American classics. Part of a multi-concept development that will also include Carnivore Club (July opening) and Bar Spuntino on the rooftop. Located at a new development off Westshore Boulevard.
Del Patio Pica Pollo
Dominican-style fried chicken food truck concept from the team behind El Patio RD Chimi. Plan review paperwork has been submitted and they are preparing to launch in the Brandon-Riverview area.
Kingfish
Kingfish is a minimalist sushi and sake bar opening at the Rome Collective in North Hyde Park. It’s a quality ingredient-driven full-service sushi bar taking a minimalist approach to Japanese cuisine, complemented by curated cocktails and sake. Part of Tastes Pretty Good Hospitality group.
The Blissful Berry
New juice shop opening in Woodlands Square Shopping Center offering cold-pressed juices, superfood smoothies, acai + pitaya bowls, wellness shots, and cold brew with organic and plant-based ingredients. Plan review documents have been submitted and website is under construction.
Davila Bakery & Restaurant
Hispanic bakery and restaurant featuring Venezuelan, Puerto Rican, Dominican Republic, and American cuisines. Menu will include bread, cakes, pies, cookies made from scratch, plus coffee. Chef Yoleida has 25 years culinary experience including work at Disney.
Shore Restaurant
Shore Restaurant is reopening as part of a three-story mixed-use development in St. Armands Circle after being forced to close due to 2024’s hurricane season. The reimagined location will combine restaurant, café, and retail on lower levels with residential units or boutique hotel above.

Olive Garden location making progress on opening by the Premium Outlet Mall in Ellenton. Plan review documents have been submitted by Olive Garden Holdings, LLC showing development moving forward after initial announcement two years ago.
