W Hotel Chicago Loop

Developers are seeking a $50M TIF loan for conversion of the former BMO Harris Bank building at 111 W. Monroe St. into a new W Hotel (Marriott brand). Project is in early development/financing stage.

111 W. Monroe St. Hotel (The Prime Group / Capri Interests LLC)

Adaptive reuse conversion of approximately 275,000 sq ft of former office space in a landmark Loop building into a 327-room hotel with associated amenities. Project valued at $166.5 million, supported by a $50 million TIF loan approved by Chicago’s Community Development Commission. Developers are The Prime Group and Capri Interests LLC.

Edition Hotel at 875 North Michigan Avenue

Chicago-based real estate firm Hearn is in negotiations with Marriott International to convert ~400,000 sq ft of the former John Hancock Center into a 350-key Edition-branded luxury boutique hotel. Rooms would occupy floors 23-34 of the 100-story tower. Deal is not yet finalized.

Backbeat Hotel

50-room independent boutique hotel planned for Northalsted neighborhood in Chicago. 41K SF property to be built on the site of the former Yoshi’s Café. First renderings unveiled. Demolition of existing structure slated for later in 2026, with anticipated opening in 2028.

Springfield Mayor Misty Buscher and Sangamon County Board Chairman Andy Van Meter pledged support for proposed legislation that could bring about expansion of the Bank of Springfield (BoS) Center and construction of a new hotel in downtown Springfield, IL. Hotel name, size, brand, and timeline not yet specified. Still at legislative/proposal stage.

$360 million casino hotel project under construction since 2023, located near Chicago Premium Outlets mall and I-88 interchange. Includes new casino, hotel, and restaurants. Operated by Penn Entertainment. Replaces the former riverboat Hollywood Casino in downtown Aurora.

Hard Rock Casino Rockford Hotel & Convention Center

Hard Rock Casino Rockford plans to add a 200+ room hotel with spa, fitness facility, new food and beverage offerings, and a 15,000 sq ft convention center. Construction is set to kick off in 2026. Geno Iafrate is president of Hard Rock Casino Rockford.
