All-you-can-eat wagyu shabu restaurant by Chubby Group hospitality team. Interior renovations of 6,219 sq ft space. Four dining tiers ranging from $45-$98. Construction begins April 1, 2026.

Angry Chickz

Los Angeles-based fast-casual restaurant specializing in Nashville hot chicken expanding to Phoenix area. Multiple locations planned including Mesa (April 17) and Goodyear (March), with additional locations in Chandler, Avondale, and possibly Surprise planned for late 2026/2027.

PopUp Bagels

PopUp Bagels expanding to Philadelphia area with first brick-and-mortar location in Suburban Square, Ardmore. Known for ‘rip and dip’ style bagels, takeout-only format in 1,200-1,300 sq ft space. Led by franchise group Seeded Capital.

Call Your Mother

D.C.-based bagel shop and Jewish deli expanding to first Philadelphia location in Fishtown. Owned by chef Daniela Moreira and Andrew Dana, the restaurant specializes in bagels with menu items like the Sun City, Jetski, and Royal Palm. Everything made in-house with specialty coffee.

The Clubhouse of Delaware

Indoor golf facility with restaurant and bar featuring 9 simulators, roughly 8,000 square feet inside Penn Cinema Waterfront. Will offer elevated bar fare, shareable plates, sandwiches and entrees with golf-themed menu names. Renovations begin April 1, 2026.

ReAnimator Coffee

ReAnimator Coffee is opening its sixth Philadelphia location in Mt. Airy. The coffee shop emphasizes quality and ethical sourcing, offering single-origin beans, classic coffee drinks, and specialty items like the Salted Rose Latte. Will operate Monday-Friday 7am-3pm, weekends 8am-3pm.

Pies on Main

Popular New Jersey pizza shop owned by husband-and-wife duo expanding to new location. Will be a ‘copy and paste’ of their Forked River location in a larger space, featuring pizza, Italian entrees, seafood, and other menu items. Offering dine-in, takeout and delivery service.

Mediterrano by Santorini

Mediterranean eatery serving Greek and Italian dishes with seafood-forward menu. Owner plans full transformation of former Exit Zero Filling Station space with outdoor patio and Mediterranean-themed design. Will serve dinner year-round with lunch added during busy season May-September.
