Cesar’s Luchador Mexican Restaurant

New Mexican restaurant concept by Cesar Ortiz, co-founder of Cesar’s Old Mexico, opening in former Red’s Giant Hamburg building. Will feature Mexican staples in a fun environment with about 15 employees.

Sushi Masato

New Japanese restaurant concept replacing former Tako Grill space, operated by local restaurant group behind Han Palace, Han Spot, China Garden, and Omakase @ Barracks Row. Will be paired with The One Cakes dessert retail component.

The Palace Chinese Cuisine & Boba Tea

Chinese restaurant reopening after closing in 2025, relocating to new location next to Ollie’s. Previously operated for nearly 25 years before closure for relocation.

Dave’s Hot Chicken

Hot chicken restaurant planned for Victory Village shopping center anchored by Target. Located at southeast corner of development near Augusta Highway.

The Chef’s Hut

Longtime Boise breakfast joint planning new location with permits filed for restaurant tenant improvements. Property transferred to Hut Holdings LLC on April 1, 2026. Mural and exterior changes approved by City of Boise on March 20.

Wagyu Factory

All-you-can-eat wagyu beef BBQ and hot pot restaurant opening in Boca Park shopping center. Part of Chubby Group which operates Chubby Cattle and The X Pot. Will offer tiered AYCE service for A5 Japanese wagyu, M9 Australian wagyu and American wagyu.

High-end steakhouse

Developer Kenny Noah is building a hotel, spa, restaurant with high-end steakhouse and barbecue as part of downtown revitalization project. Construction underway on site of former Parks-Belk building destroyed in 2024 fire.

The Shapeshifter

Themed cocktail bar with rotating themes, community focus, and space for local artists. Owner is bartender Theo Lentz transitioning from pop-up events to brick-and-mortar location in Franklinton.

Bojangles

Third San Antonio-area location for the North Carolina-based fried chicken chain. Construction estimated at $1.8 million, location near train tracks and Randolph Air Force Base off of 1604.
